Are short-term rentals allowed in Asheville, NC?


Asheville does not allow short-term rentals of entire homes in residential areas within the city limits for less than 30 nights. There are some locations within the city limits that are exceptions. Homestays, however, are permitted. This involves individuals renting out a bedroom or two of their primary residence. Outside of the city limits and across towns in Buncombe County, short-term rentals are allowed and prevalent in many communities. What should I consider when purchasing an Asheville vacation home?


Asheville’s vacation rental market tends to carry seasonality, with a slower season occurring over the winter months of January through March. We advise owners to buy an Asheville vacation home that they will love to visit during the slower months when rentals are less frequent. In addition, the home location is a top consideration. Homes that are located nearby desirable downtown areas, in secluded locations with mountain views, and lakefront homes tend to be appealing to guests.  


What makes a good vacation rental?


While a nice, updated home in a residential area can make a great unfurnished long-term rental, folks who are looking for vacation rentals are often envisioning picturesque spots in the mountains to make memories—think mountain top cabins with sweeping views, spacious living and dining areas with full kitchens, and a hot tub. How much revenue do short-term rentals generate? 


We’ve seen Asheville cabins capture anywhere from $15,000 to over $100,000 annually. The average revenue in our region tends to be $30,000-45,000, which is often a good range to help second-home owners pay some of their expenses.
