River Arts District Real Estate & Neighborhood Guide

About
River Arts District

Once home to warehouses, factories, and mills, Asheville's River Arts District (RAD) has been transformed into one of the Southeast's most vibrant creative communities. Stretching along the French Broad River on the city's west side — just minutes from downtown — this mile-and-a-half corridor is home to over 200 working artists housed in repurposed industrial complexes like the Cotton Mill, Curve Studios, and the Phil Mechanic Building.

The RAD isn't just a place to view art — it's a neighborhood alive with creative energy, where studios sit alongside celebrated restaurants and breweries like Jettie Rae's, Wedge Brewing, Bull & Beggar, and Baby Bull. The area is highly walkable and bikeable, and the French Broad River Greenway (also known as the Riverwalk) runs directly through the district, connecting to Asheville's broader greenway network and offering scenic river access year-round. Like much of Western North Carolina, the RAD was impacted by Hurricane Helene in 2024 — and like the broader Asheville community, it has responded with resilience with artists, businesses, and neighbors working together to rebuild and reclaim what makes this district one of a kind.

Homes &
Housing Market

The River Arts District housing market is as distinctive as the neighborhood itself. Voted the #1 Best Arts District in the U.S. by USA Today in early 2026, the RAD draws buyers who want more than just a home — they want a lifestyle. Inventory tends to be limited, but the appeal is easy to understand: walkable access to restaurants, breweries, and working artist studios, paired with recreation along the French Broad River Greenway. Housing options range from converted industrial lofts and historic bungalows to newer construction and modern condos.

Dining &
Nightlife

The creative energy of R.A.D. translates over to its food and drink scenes. The food and drink culture is ranges from casual to elevated.

The Wedge Brewery, specifically the Wedge Studios location has been around since 2008 and is an established social gathering spot for the RAD. The craft beer taproom has a spacious outdoor area and food trucks on site. New Belgium Brewing, located just across from the district on Craven Street, is another popular spot.

Casual Dining
Clingman Ave pizza joint All Souls Pizza is a neighborhood favorite for wood-fired pies. Just a few blocks over on Roberts Street, Baby Bull serves up classic burgers and a few other staples.

Fine Dining
Bull & Beggar, located along the same strip as Wedge Studios, offers a variety of small plates, entrees, and cocktails. Golden Hour is concept by Asheville chef Jacob Sessoms and is situated in lower level of the boutique hotel The Radical.

Live Music & Nightlife
One of the most intimate and longstanding music venues in Asheville is located in the heart of the River Arts District. The Grey Eagle is an independent music venue and features artists from genres ranging from indie rock, bluegrass, folk, to Americana.
